Gazipaşa is the easternmost district of Antalya province, about 180 km from the city centre. It borders Alanya to the west, Anamur (Mersin) to the east and Ermenek (Karaman) to the north-east, and has a coastline of about 50 kilometres. The town centre lies on the Gazipaşa plain, about 3 km inland.

Because of its rugged terrain, only a small part of Gazipaşa’s land is suitable for farming, yet agriculture is the district’s main activity: greenhouse vegetables and bananas are the largest sources of income, and strawberry and artichoke production is growing. Gazipaşa was declared a tourism area in 1989, and the Gazipaşa-Alanya Airport, about 3 km from the centre, opened in 2012. The ruins of ancient Selinus and beaches where loggerhead turtles nest are among its best-known features. Akoluk, Kahyalar and Zeytinada are among its neighbourhoods.

The legal topics we see most often from Gazipaşa are land and home purchases, including by foreign buyers, inherited farmland and shared title deeds and family law. The official-form requirement for property sales (Code of Obligations art. 237) and the special rule for undeveloped land bought by foreigners (Land Registry Law art. 35) are particularly relevant here. Ozturk Law Office serves clients in Gazipaşa in English and Turkish, from our office in Muratpaşa and through online meetings.

Buying Land or a Home Near Gazipaşa Airport

Rising interest in the district means more transactions, and more risk for buyers who skip the checks. Before paying anything:

  • Official form only: a sale, or a promise to sell, is invalid unless made in official form (Code of Obligations art. 237); ownership passes on registration (Civil Code art. 705).
  • Check the register: the land register is public to anyone with a credible interest and nobody can claim not to know its entries, so mortgages, attachments and annotations bind the buyer (Civil Code art. 1020).
  • Good-faith protection: a buyer who relies in good faith on the land register is protected (Civil Code art. 1023), which makes careful, documented checks worthwhile.
  • Unregistered land: registration based on twenty years’ possession requires a court case against the Treasury, a public announcement and proof of the conditions (Civil Code art. 713); buying unregistered land carries corresponding risk.
  • Foreign buyers of undeveloped land: the project to be built must be submitted to the relevant ministry for approval within two years, and the general limits for foreign buyers apply (Land Registry Law art. 35).
  • Shared plots: when buying a share of co-owned farmland, the other co-owners may exercise their pre-emption right within the statutory periods (Civil Code art. 732, Civil Code art. 733).
